What is a historic home?

A historic home is generally a house that is recognized by the National Register of Historic Places and meets the following criteria:

  • 50+ years old
  • It has to have significance in a historical context

This is a very simplistic explanation of the requirements but it helps give an understanding to the term “historic home”. Confusion mainly arises out of many people calling old homes “historic homes”, even when they don’t meet the actual qualifications. Every historic home is old, but not every old home is historic.

How common are historic homes in Austin?

Austin currently has 137 historic buildings and an additional 27 historic districts, including Clarksville, Old West and Zilker Park. An additional 7 sites and 4 structures are currently registered as well. Most of Austin’s historic homes are found in Central Austin and East Austin.

What are the benefits of having a historic home in Austin?

The first and most obvious benefit is the opportunity to own a piece of Austin’s rich history. Austin’s original homes tend to be beautiful, complete with unique architecture and impressive features.

Many historic homes also qualify for significant tax breaks, often in exchange for the cost of preservation and renovations. Commercial property owners may qualify for the Federal Historic Preservation Tax Incentive, while the municipality of Austin also offers large annual tax breaks on historic homes.

What are the negatives of owning a historic home?

Historic homes often come with a lot of locally enforced restrictions because the original look of the home always has to be maintained. As an owner, you’re required to maintain and repair any exterior element with the exact same style and materials that were originally used. From shutters to window glass, embellishments to roofs, you will have to pay on an as needed basis for any extra costs required to preserve the home’s historic integrity.

However, Austin’s rules for historic homes are significantly more lenient than other historic districts throughout the country. Most home owners are free to make changes at will, as long as architectural features are maintained and the height doesn’t change. The local COA Landmark Commission will make suggestions but most choices are ultimately at the real estate owner’s discretion.

Historic homes have also earned a reputation for costly repair bills, as older materials and building styles can lead to costly heating and cooling costs. Ensure you see a record of the utility bills from the previous couple years before you buy.
